Lawson, located within a short drive from historic downtown Waxhaw NC, was the top-selling neighborhood in Union County in 2014.  The community has over 500 acres of rolling acreage providing a beautiful setting for neighborhood villages.  Approximately one third of the acreage is preserved for common area.  Miles of walking trails through these generous nature preserves offer residents connectivity and outdoor recreational amenities.   A community center reminiscent of a historic mill includes a clubhouse for social activities as well as a water park.  This recreational amenity includes the swimming complex, tennis courts, fitness center, covered outdoor areas and a winter garden.

The first homes were built in Lawson in 2005 and construction continues today in the neighborhood.  Early builders included Ryland Homes, Pulte Homes, St Lawrence and Orleans Homes.  Construction slowed to a stop during the recession and then picked up again in 2012 when Lennar opened four new villages. Each of the villages offers single family homes with homes of different sizes, features and price points. A unique option is the “Next Generation” home where floor plans allow for an in-law suite with a kitchenette and separate entrance.  One of the villages has smaller homes with lawn maintenance that appeal to active adults and seniors. Another villages completed early in Lawson’s development also offers homes with yard care included.

Lawson is located on Cuthbertson Road in the Town of Waxhaw.   The original part of Lawson was built east of Cuthbertson Road.  The newest phase of the community is under construction on the west side of the road.  Lennar will continue building there along with Mattamy Homes.  The Lennar homes range in size from 2900 square feet to 3500 square feet.  Prices are in the mid-$300,000s to the mid-$400,000s.  Construction of the Mattamy homes will begin in the summer of 2015 with prices starting in the $400,000s.  Four-car garages will be an option in this section.  A second amenity center will be built in this part of Lawson.

 Lawson has an ideal location adjacent to the Cuthbertson middle and high schools campus adding to the appeal of the neighborhood. Shopping and restaurants are nearby in downtown Waxhaw NC or at the Wesley Chapel Village Commons.

Lawson Market Report—2014

One hundred forty six homes sold in Lawson in 2014.  Of these, 77.3% were new homes.  There was only one distressed sale (short sales and foreclosures) in the neighborhood last year.  The rest were resales.

The Lawson housing market was up in 2014.  The number of sales increased almost 30% over 2013.  At $353,728, the 2014 median price was up 8.9% from the previous year.  The highest sales price was $463,210 and the lowest was $223,590.  The smallest house sold had 1938 square feet and the largest had 4653 square feet.

Schools Serving Lawson

Lawson students can walk to the Cuthbertson Middle and Cuthbertson High campus.  Lawson elementary students on the east side of Cuthbertson Road attend New Town Elementary and those on the west side of the road attend Waxhaw Elementary.  Check with the Union County Public Schools for student assignment.

If you like Lawson, you may also want to consider similar nearby neighborhoods.  Cureton is a multi-village neighborhood at Cuthbertson Road and Providence Road.  New construction is also ongoing in Cureton.  Millbridge, another new construction neighborhood, is found in the heart of Waxhaw off Kensington Road.  Neither Millbridge nor Cureton have the large tracts of nature preserves and common areas that Lawson has.

Cureton in Waxhaw NC—Homes for Sale and Market Report

If resort-style amenities and walkability are important to you, consider Cureton in Waxhaw NC.   The heart of this 380-acre community is the amenity center where a 4000 square foot clubhouse overlooks the neighborhood pond.  Cureton residents enjoy community activities inside the two-story clubhouse as well as outdoor water play and relaxation at the pool with water slide.  Sidewalks and walking trails connect the amenity center with pocket parks throughout the community.

Cureton has a number of villages with single family homes ranging in price from the $200,000s to over $600,000.  A small townhome section is priced in the mid-$150,000s.  Construction began in the neighborhood in the mid-2000s and continues today.  Builders who have built homes in Cureton include Standard Pacific, Ryan Homes, Ryland Homes, MI Homes, Cunnane Group, and various custom builders.  The last sections are being constructed by Meritage Homes and Classica Homes.

Home styles include bungalows with big front porches and stone and shingle facades as well as classical brick homes.  Others remind you of timeless siding homes seen in older neighborhoods from the 20s and 30s.  You can find homes as small as 2000 square feet and others well over 6000 square feet.  A number of basement homes are available as well.

Meritage Homes is building luxury full-brick homes with three-car garages.  All plans have over 3500 square feet.  Prices start in the low to mid-$400,000s.  Some homes can be built with basements.

A walking trail surrounds the Classica Homes section which is centered around a landscaped pocket park.  These homes are built with brick, stucco, stone and siding facades.  Two-story homes start in the $500,000s to $600,000s.  Basement homes start in the $600,000s to $700,000s.

Convenience is another way to describe living in Cureton.  The Cureton Town Center shopping area is adjacent to the neighborhood.  Here you can get groceries, go to the bank  or grab a bite to eat.  Other shopping opportunities line Providence Road from Cureton to historic downtown Waxhaw.  You’ll find a Lowes, Walmart Market and service businesses in this section.   For main street entertainment, spend some time in downtown Waxhaw with its unique shops, restaurants, farmers market and community festivals.

Cureton Market Report

Cureton was one of the top-selling Waxhaw and Union County NC neighborhoods in 2014.  Seventy one homes closed in Cureton, a 22% increase in sales over 2013.  The 2014 median closed price was $391,000, an increase of 21% over the previous year.  A little less than half of the sales were new construction.  There were no distressed sales in the community in 2014.

The lowest price sale was $240,000 and the highest was $650,000.  Home sizes ranged from 2192 square feet to 6817 square feet.

The Cureton neighborhood is assigned to Kensington Elementary, Cuthbertson Middle, and Cuthbertson High. School assignments are subject to change. Check with Union County Public Schools for current information.

While the neighborhood has an old-fashioned feel, the interiors of the homes in The Oaks on Providence are modern with open floor plans, nine foot ceilings and updated kitchens and baths.  Neighborhood homes were built in the late 1990s and range in size from approximately 1900 square feet to nearly 2500 square feet.  Lots range from a quarter acre to a third acre.

Saussy Burbank  built the homes in the community.  It is a small neighborhood that does not have a mandatory homeowners association.

The Oaks on Providence is located off Providence Road near downtown Waxhaw.  Shopping and restaurants, including a Lowes and a Walmart Market, are available nearby along Providence Road.  Community activities, including a farmers market and town festivals, are available throughout the year along the historic streets of downtown Waxhaw.

The Oaks on Providence was a top-selling neighborhood in Waxhaw in 2014.  Seventeen single family homes sold in the neighborhood.  All of the sales were market resales.  Only one of these was a distressed sale.

The median closed price in 2014 was $215,000.  This was a 5.9% increase over the 2013 median closed price of $203,000.  The highest sales price was $242,250 and the lowest was $188,000.   The size of the homes sold ranged from 1800 square feet to over 2800 square feet.  Median days on market was 46 days.

Millbridge Market Report—2014

Millbridge was a top-selling neighborhood in Waxhaw in 2014.  Sixty one single family homes sold in the neighborhood.  Approximately half of these were new construction.  The rest were market resales.  There were no distressed sales in the the community.

The median closed price of single family homes in 2014 was $275,000.  This was a 5.6% increase over the 2013 median closed price of $260.230.  The highest sales price was $432,935 and the lowest was $200,000.   The size of the homes sold ranged from 1548 square feet to over 4800 square feet.  Median days on market was 52 days.

Schools serving children in Millbridge are Kensington ElementaryCuthbertson Middle, and Cuthbertson High.   Check with the Union County Public Schools  for student assignment.

Similar Neighborhoods Near Millbridge

Lawson is another Waxhaw community with amenities similar to those in Millbridge.  Like Millbridge, it currently is predominately a new construction neighborhood.  Remaining home sites in Lawson carry higher prices than Millbridge but the existing homes are similar in pricing and styling.  Cureton is another option for those seeking a lifestyle similar to Millbridge.  The completed sections of Cureton have craftsman-styled homes in a similar price point while the new sections offer more upscale homes.  Some townhomes are available in the community.  All sections are served by an attractive amenity center.

How many homes sold in Union County in 2014?

There were 3,494 home sales in Union County last year.  This was a 3.7% increase over 2013. 

Were home prices up or down in 2014?

Prices continued to rise in 2014.  The median closed price of $229,500 was up 9.2% from 2013 and the highest since 2007.

How long were Union County homes on the market in 2014? 

Union County homes sold much faster last year.   Median days on market was 55 days, a 40% decrease from 2013. 

What was the Union County condominium and townhome market like in 2014?

The townhome and condominium market was strong in 2014.  Almost 30% more units sold than in 2013.  The median price was $137,000, a 10.9% increase over the previous year.

Were distressed sales a big factor in the 2014 market?

Just under 10% of sales last year were distressed sales.

Were there many new homes built in Union County in 2014?

New construction accounted for approximately a fifth of all sales.

Union County NC Small Town Price Changes from 2012 to 2014

What about the small towns in Union County?  All of the small towns except Wesley Chapel saw price increases year over year.  Most of the towns had double digit price increases.  Marvin was the town with the highest median price at $637,025 and Monroe had the lowest median price at $140,000.
