Buy a Union County NC Home: The Basics of Due Diligence Part 3
You plan to buy a Union County NC home. You found several properties that meet your needs. You walked the lots. You know the basic characteristics that you could identify by walking around the lot. Now you want to answer some questions about each property that are not evident from a visit to the property. Where can you find the details that will help you compare the lots and make a good decision?

Lot Layout and Location Within the Neighborhood
Start with the Geographic Information System (GIS) of the county where the property is located. Union County's mapping system is called GoMaps. By entering the property owner or parcel ID, you are able to create an image of the lot and the subdivision you are investigating and get details by adding different layers of information to the map.
Lot Dimensions and Easements
Ask the seller for a copy of his survey. A survey of the property will provide the most detail of an individual lot. The survey will show the configuration of the lot and the length of each of its sides. It will show where you should be able to find markers for the lot corners although the markers may not be readily apparent. The survey will identify the location of any governmental or private easements that may limit your use of the property in that area. It will also show whether the neighbor's fence and driveway encroaches on the subject property or whether the subject property has any encroachments on the neighbor's property. The survey will show the location of any streams on the property and whether any of the property is located within a floodplain.
Floodplains and Wetland Restrictions
Do a thorough check of any low areas or stream side areas on the lots. An old survey of a property may not reveal floodplain boundaries that have been revised in recent years due to new flood mapping. You can enter an address at NCFloodMaps.com to get the most recent flood maps.
