Carolinas Real Estate Talk: Property Taxes on a $200,000 House in Union County NC

The property revaluation process for 2008 is complete in Union County.  Each property has been assigned a new assessed tax value and local governments have adopted their budgets and set 2008 tax rates.  The following shows an estimate of the property taxes owed on a property assessed at $200,000 for unincorporated Union County and some of the towns.  Town residents will pay county taxes plus town taxes.

  • Unincorporated Union County                  $1330
  • Stallings                                                $1770
  • Lake Park                                              $1750
  • Indian Trail                                             $1620
  • Weddington                                           $1390
  • Waxhaw                                                $2010
  • Monroe                                                  $2320
  • Wesley Chapel                                       $1363
  • Marvin                                                   $1430

How do these taxes compare with taxes in the City of Charlotte and the Mecklenburg County towns of Matthews and Mint Hill?

  • City of Charlotte                                      $2594
  • Matthews                                               $2342
  • Mint Hill                                                 $2227

There used to be a much greater difference between Mecklenburg County and Union County property taxes.  Expect the gap between the two counties to grow again next year as Mecklenburg County will establish new assessed values in 2009, which will most likely show great appreciation.  Will Mecklenburg County and its towns adopt revenue-neutral tax rates next year?  We'll have to wait and see...
