How a Buyer's Agent Can Help With a New Construction Purchase

Thinking of looking at new home communities?  You may think that you don't need a buyer's agent and that a middleman might drive up the costs.  Often, people have the wrong impression of an agent's role in new construction.  My involvement in your purchase of a new home from beginning to end can help you make the right decisions to prevent design and location errors that could affect your future appreciation and result in resale problems.

Builders' on-site representatives work for the builder and not for the buyer.  Most builders in the Charlotte marketplace welcome the involvement of buyer's agents.  You may not realize that there is no extra charge for my expertise.  Builders usually have a marketing fee built into the home price so that their neighborhood homes are equally priced and so that they have agent support and the repeat business that agents bring.  In fact, if you work only with the builder's salesperson you may actually be paying a hidden fee for the services of an agent, but not receiving the benefits of agent representation.
